Features

In addition to one-of-a-kind design and specifications found in standard luxury constructions, Leisure Homes “Signature” villas offer several common features outlined in the list below.  Details are available for viewing in our showroom or show villa.

Design

• All Bathrooms designed by renowned Italian architects and designers, project-managed and installed by HAP & Associates
• Closets by the design team of renowned Italian manufacturers, project-managed and installed by HAP & Associates
• Floor-to-ceiling wood interior doors with magnetic-lock mechanism upon client request (made in Portugal and project-managed by HAP & Associates)
• Minimalist floor-to-ceiling double-glazed exterior glass doors and sliding doors (technical characteristics available upon request)
• Gas fireplace by renowned French or Belgian manufacturers (depending on required design), project managed by HAP & Associates.  Optional: double-sided bespoke fireplace.
• Optional: Furnishing by renowned Italian, Belgian, Spanish, and French designers with project coordination by HAP & Associates (details available upon request)
• Optional: Paintings by renowned French and Spanish artists (MIROGI, Jaime JURADO, Cristina MONEO, Javier TORRES). Details available upon request.
• Flooring in the upper floors in French oak engineered planks (imported from France). Tainted to a depth of 5 mm in special “Vieux-de-France” finish in a client-specified colour
• Special-design recessed interior down-lights and exterior garden and terrace lighting by Italian brands such as Disano, Domino LED, Flos, Fosnova or equivalent. Project-managed by HAP & Associates
• Many additional bespoke proprietary design features (list available upon request).

Kitchen

• By BOFFI (Italy), ERNESTOMEDA (Italy), or equivalent brand with design fine-tuned by HAP & Associates (clients may alter the design within the allotted budget)
• All appliances by Gaggenau, BOFFI, Ernestomeda, or Siemens (cients may alter the appliances within the allotted budget)
• Laundry and Kitchenette (if applicable) by ERNESTOMEDA (Italy) with appliances from Siemens and Bosch.

Technology and Security

• Home control mechanism with tablets for controlling lights and blinds (optional: control of heating, air-conditioning, electrical air-circulation, and alarm).
• Complete alarm system with exterior HD cameras (as per project), and interior movement and magnetic sensors (for all required spaces including the basement).  Details available upon request.
• Optional: Electricity back-up generator and/or UPS to ensure vital equipment (e.g., internet, refrigerator, some lights and sockets, …) can be used during power outages.
• Optional: Latest internet access-point technology to ensure a secure use of high-quality internet connection throughout the villa (installed and guaranteed by TECHNOLOJE™)
• Motorized interior blinds or curtains in all rooms, including the basement
• Automatic air-ventilation system throughout the villa (including the basement)
• Professional audio system with Bose, Control4, or equivalent  multi-zone controller.  High-quality integrated speakers (Stealth, Bose, Audac, Sonance) in living room, dining room, kitchen, exterior living room, all bedrooms, garden (optional), and basement (optional). Project oversight, installation, and guarantee by TECHNOLOJE™.

Outdoors

• Flooring: Overflow heated pool, terrace floors, driveway walls, and water feature in special-grade sandstone anti-slip ceramic tiles that withstand scratching, mold and stain, and are superior in most respects to natural stone (same specifications as the show villa).
• Exterior spa: Recessed or surface-installed depending on individual projects. Clients may change specifications, finish, and/or size within the allotted budget. Supplied and project-managed by HAP & Associates.
• Optional: Stainless-steel and acrylic windows between the swimming pool and the lower floor (made in Germany, project-managed and installed by HAP & Associates)
• Electric entrance gate and one-piece electric sectional garage door.  Optional: Invisible hinges for the gates and bespoke-colour garage door.
• Bespoke barbecue worktop with integrated sink and grill. Optional: Bespoke powder-coated all-aluminium barbecue structure with integrated grill, sink and drawer(s).

Energy-efficiency and eco-friendliness

• Borehole or water reservoir or rain-water recycling. Optional: possibility to have 2 or all 3.
• Ultra-efficient flat (15º) rooftop solar panels for water consumption with heat-exchange overflow to the swimming pool. Optional: additional panels so the swimming pool can be further heated via solar panels.
• Water-heated floors throughout the villa. Optional for basement.
• Ducted air-conditioning system (cold and hot) throughout.  Optional in the basement.
• Optional: Intesis home controller for heating and air-conditioning temperature control (tablet and remote-controlled)
• Overflow swimming pool.  Heat pump (by Hayward, USA, or equivalent) included. Optional: Photovoltaic pool cover with hidden casing.
• LED lighting throughout the villa, garden, driveways, and water elements (tablet-controlled)

Additional Amenities in selected villas

• Optional and if applicable: Games room with wet bar, cinema room, gym, wellness area with sauna and/or hammam by SaunaVita (Italy), laundry room, bespoke temperature and humidity-controlled wine cellar (A/C and racking) with remote control, kitchenette, guest studio, and storage/panic room.
